This morning over coffee I am preparing to attend a Home Inspection with a First Time Home Buyer (FTHB). When doing the inspection there is a lot to go over and with a FTHB I like to allow enough time to be sure they are comfortable with the process.

One item that will always come up is radon.

What is Radon?

There is always a lot to do regarding real estate, seems like I rarely have a blank day on my calendar!

The word(s) of the day is "NEW CONSTRUCTION"!!!

When showing Charlottesville Real Estate I am thrilled when a client is thinking about New Construction. A main part of the puzzle is to work with a builder who is responsive and flexible.

Example: I had a personal problem with a picture window (about 4ft x 5ff) that had failed. The manufacturer sent me a new one and it was in my garage. I was having a hard time finding someone to install it and I mentioned it to one of my builder. Well a couple of days ago I get a call from the builder asking if I was at home. He and and a worker showed up at my house and had the window in place in about 30 minutes. I can not thank Matt Gruber enough. His company is Peak Builders.

We are seeing a few places that are stunning on the market and one is a new construction in Charlottesville that I have listed.

Working with clients who want to build is an exciting part of my business. Many people do not realize that the person at a sales office or the builder's agent work for the best interests of the builder.

If you are building, a good buyers agent can not only save you thousands of dollars, they can also save you a lot of frustration during the process of building a home.

I love new Construction in Charlottesville and so do many of my clients!

Glenmore, an area to see for Charlottesville VA Real Estate

This weekend I will be out showing homes and one of the area we will see is Glenmore.

Now one of my favorite neighborhoods, when looking at Charlottesville Real Estate is Glenmore. This golf community offers not only golf and tennis but also equestrian facilities. The homes are priced from 500K-2mil+.

There is something for everyone.

When I am showing homes in Glenmore, I start by mapping out a tour.

The different areas (phases) in Glenmore are easy to locate and to navigate. The hardest part is deciding if you want a home on the course or (as I showed this past weekend) a home on a pond!

We always have a nice day at Glenmore and if we have time, we might be able to do lunch at the clubhouse.

As I work with buyers in the Charlottesville Real Estate area, we ultimately get to the point of evaluating one or two homes extremely closely.

We look at current tax assessments as well as recent sales (which really tells a lot about a focused area).

I often get an email from the listing agent asking "

how the showing went and if we have any questions?"

if a home is of interest, I will often email back with some data and ask them to "justify" their listing price.

This is very interesting because if the listing agent just listed the home based on what the sellers wants, they may not have any justification for the price.

This is an "unbalanced" situation and it is likely that the home will not appraise, which will just frustrate a lot of people in the process.

When you list your home, do not be unbalanced!

So you think it is a good time to buy Charlottesville Real Estate?

So you think it is a good time to buy?

I read a lot of information out there saying: "This is a good time to BUY because…."

This made me think about this from a buyer's point of view.

It seems we are flooded with opinions saying that "interest rates are good…It's a buyers market…yada yada yada….

As a buyer, one might wonder if this is a NOT

a good time to buy because the market is going down (or so the media tells us ).

If it is NOT a good time to buy Real Estate then when is?

Can we tell if a market is at a bottom? I do not think so….

Can we tell when a market is at a top, I do not think so….

So I have to ask all you "BUYERS" out there this question:

If you think it is NOT a good time, when do you think is a good time?

6 months from now, 18 months, 3 years….

Or when was a good time to buy?

6 months ago, 18 months ago, 3 years ago…..

This may be opening up a can of worms, but I have done that before!

I feel that when it comes to owning your own home, do not try to time a market. Own your own home… It has always been a good idea and a good investment. The future, no one can tell, but if you look at the past as a guide, even at peaks in the Real Estate market we have recovered and those homes have turned into wise investments….

Local Agent compares Real Estate to Baseball?

I just read an article in our local paper about how our Area’s high-priced homes are harder to sell – Daily Progress

Well it got me to thinking about our local Association of Realtors – CAAR and how many agents are having a tougher year than in the past.

Why baseball popped into my head I do not know, but I see things like this….

Home Runs – Selling Charlottesville Real Estate over 1,000,000 (ok maybe 700K)

Singles – Selling a Home, condo or townhome - Charlottesville Real Estate under 200K

Doubles - Charlottesville Real Estate 200K–300K range

Triples –Charlottesville Real Estate 300K-500K range

Many agents are out there trying to hit home runs. Sure you will get a home run once in awhile, but why not focus on Doubles and the occasional Triple? heck even those Singles will add up!

Let’s get back to the old ball game!

Charlottesville New Construction – should we built?

I love new construction. The whole process, from breaking ground to handing my clients the key at closing. Many agents do not really enjoy new construction because it can take 9 months to a year (or longer) to get to the closing table. But it is the process that I really enjoy, not the closing...

Many times a client will not find the perfect home or location when looking for Charlottesville VA real estate. So it is not uncommon for us to talk about new construction. About 50% of my current contracts are new construction and I am talking with builders and looking at land every week.

So I may ask the question, should we consider building?

The answer is often wrapped around schedule. If a client has the time, new construction may be the best option.

SACRAMENTO, Calif. - Gov. Arnold Schwarzenegger says it's the wrong time to consider putting California landmarks up for sale -- less than a month after he proposed doing just that.

He acknowledged Friday it was not "the best time right now" to sell state assets such as the San Quentin State Prison, the Los Angeles Memorial Coliseum and the California State Fairgrounds.

Why are we seeing multipe offers right now?

This is a question that I was recently asked. You see over the last 3 weeks I have been in 3 multiple offer Real Estate deals and have heard of several others.
I think the answer(s), at least for Charlottesville area, are simple....

BUYERS: Are taking advantage of low rates and lower priced homes (getting off the fence).
SELLERS: The ones that are serious, are getting their homes in the best shape possible (I just had a listing go under contract and we did not even have time to add it to the MLS, more on this later) and the sellers are now pricing their homes competitively!
It is as simple as that!

Last week one of my clients saw a home the day it came on the market and we are under contract. It pays to be quick!

My clients who sold the “deal of the week” last month are moving this week to the Ivy area. I am really excited for them and their children. What a great move!

Do you cut your own hair?

Most people do not cut their own hair (of course some do… see photo) they go to a professional!

What I find interesting is that a person will go out and try to sell their own home without the use of a professional. This is a tough market and you need all the help you can get.

As an Associate Broker at RE/MAX in Charlottesville Virginia if I were to sell my home I would at the very least consult with agents to get a true picture of the market and the value of my own home.

Why? because I am to close to the product (my home). I have done improvements, that I think are of great value that the buyers (in this market) will not even see as a feature….Can you relate?

We can all use input from others and when you are talking about selling your largest asset, it just makes sense to talk to a professional….
