Local Agent compares Real Estate to Baseball?
I just read an article in our local paper about how our Area’s high-priced homes are harder to sell – Daily Progress
Well it got me to thinking about our local Association of Realtors – CAAR and how many agents are having a tougher year than in the past.
Why baseball popped into my head I do not know, but I see things like this….
Home Runs – Selling Charlottesville Real Estate over 1,000,000 (ok maybe 700K)
Singles – Selling a Home, condo or townhome - Charlottesville Real Estate under 200K
Doubles - Charlottesville Real Estate 200K–300K range
Triples –Charlottesville Real Estate 300K-500K range
Many agents are out there trying to hit home runs. Sure you will get a home run once in awhile, but why not focus on Doubles and the occasional Triple? heck even those Singles will add up!

Charlottesville New Construction – should we built?
I love new construction. The whole process, from breaking ground to handing my clients the key at closing. Many agents do not really enjoy new construction because it can take 9 months to a year (or longer) to get to the closing table. But it is the process that I really enjoy, not the closing...

Many times a client will not find the perfect home or location when looking for Charlottesville VA real estate. So it is not uncommon for us to talk about new construction. About 50% of my current contracts are new construction and I am talking with builders and looking at land every week.
So I may ask the question, should we consider building?
The answer is often wrapped around schedule. If a client has the time, new construction may be the best option.

If I am need money I will sell my assets… what about a state?
Just thought this story was interesting…
SACRAMENTO, Calif. - Gov. Arnold Schwarzenegger says it's the wrong time to consider putting California landmarks up for sale -- less than a month after he proposed doing just that.
He acknowledged Friday it was not "the best time right now" to sell state assets such as the San Quentin State Prison, the Los Angeles Memorial Coliseum and the California State Fairgrounds.

Why are we seeing multipe offers right now?

This is a question that I was recently asked. You see over the last 3 weeks I have been in 3 multiple offer Real Estate deals and have heard of several others.
I think the answer(s), at least for Charlottesville area, are simple....
BUYERS: Are taking advantage of low rates and lower priced homes (getting off the fence).
SELLERS: The ones that are serious, are getting their homes in the best shape possible (I just had a listing go under contract and we did not even have time to add it to the MLS, more on this later) and the sellers are now pricing their homes competitively!
It is as simple as that!

Charlottesville Real Estate Activity
February is usually a slow time for the Real Estate Market in the Charlottesville Area. This year is an exception!
If you have been out with me touring home you know what I mean. The great news is that there are so many nice homes to see.
Last week one of my clients saw a home the day it came on the market and we are under contract. It pays to be quick!
My clients who sold the “deal of the week” last month are moving this week to the Ivy area. I am really excited for them and their children. What a great move!

Do you cut your own hair?

Most people do not cut their own hair (of course some do… see photo) they go to a professional!
What I find interesting is that a person will go out and try to sell their own home without the use of a professional. This is a tough market and you need all the help you can get.
As an Associate Broker at RE/MAX in Charlottesville Virginia if I were to sell my home I would at the very least consult with agents to get a true picture of the market and the value of my own home.
Why? because I am to close to the product (my home). I have done improvements, that I think are of great value that the buyers (in this market) will not even see as a feature….Can you relate?
We can all use input from others and when you are talking about selling your largest asset, it just makes sense to talk to a professional….
Stop cutting your own hair!

Many of my clients choose to build their dream home in Charlottesville and there are some excellent builder to choose from in our area. As your buyers agent I will help you though the process of finding the perfect building site and working with you and the builder to completion.
Many clients do not realize that there is no additional cost to you as builders see the fee paid to a buyers agent as a marketing expense. I have several builders that want to work with me because it helps with a smoother transaction and they know that I have experience in the building process.
There are many challenges with building and I have even helped clients in the design of their homes. It is an amazing process and does require personal attention.
One thing clients need to be aware of is that I represent your interests, not the builders and this is a very important point.
Many times we find the perfect home already built and this is where my negotiation skills and knowledge of market conditions saves you a great deal of time and money.
